- ROOF
- Check all flat roof coverings and repair as necessary
- check all up stands and soakers
- replace or repair any damaged ridge tiles
- check for cracks and blisters in all gulley’s and box areas and repair as necessary
- replace all damaged slates and tiles
- WINDOWS AND DOORS
- keep all wooden parts freshly painted
- check putty and replace as needed
- lubricate all hinge and lock mechanisms frequently, especially in wet or cold weather
- check latches and locks and repair and replace immediately
- check all sash cords
- PLUMBING
- clean all gulleys and outlets
- clean all drains
- repair leaky faults as they are reported
- check for plumbing leaks and repair immediately
- clean out sink traps and building trap (in basement) if draining slow
- ELECTRICAL
- check operation of appliances and lighting
- inspect tenants wiring periodically and eliminate any fire hazards
- make sure there is easy access to meter and switch
- if your building has fuses rather than circuit breakers, replace fuses as needed and keep and good supply available
- make sure that correct amperage fuses are being used
- keep meters clean and well lit
- make sure that cables and conduits are firmly attached to walls or beams and that nothing is hanging from them
- EXTERIOR WALLS
- check condition of all render and brick work and repair as necessary
- check all sealant and weather seals around windows/doors/skylights
- check all concrete fillets and repair as necessary
- maintain gutters and down pipes to keep water off exterior walls
- check condition of mortar between bricks and repair as needed
- check condition of caulking and weather seal around windows, doors and skylights and repair as needed
- HEATING
- check all boilers have up to date gas safety certificates and are serviced annually
- check fuel and water level of boiler daily
- keep boiler room neat and clean
- clean or replace the boilers oil filter once a month
- “blow down” the water in the boiler once a week
- drain the heating risers annually just prior to the heating season begins
- have the thermostat (heat timer) recalibrated annually
- check the low water shut off valve for proper operation
- individual rooms where water heaters are used to be checked monthly for carbon monoxide leakage
- SECURITY AND FIRE SAFETY
- keep a record of all key holders and access to keys in case of emergency
- replace burnt out light bulbs immediately
- check smoke detectors and replace batteries annually
- check to see that all valves and meters are marked for easy identification in an emergency and keep all keys handy for the same purpose
- know the locations of all service shut offs in the building’s basement: heat, water, gas, electricity etc.
- check and maintain security of front and rear door locks
- secure vacant apartments against entry, check them regularly
- repair cracks in path and side walks
- check window guards annually and repair or replace if necessary
- check fire extinguishers every six months
- check fire escapes condition and maintain or repair as needed
- keep fire escapes and stair corridors free of obstruction
